Mr. Perez is a founder of BLCP. Previously, Mr. Perez founded Diversified Funding Group (DFG) in 1986 and has an impressive and balanced background in real estate lending, development and equity transactions. Under his direction, DFG was appointed exclusive correspondent and underwriter for a publicly traded company, as well as a large public pension fund and various other financial funds. He has successfully placed over $1.5 billion of real estate debt and equity capital on behalf of public and private pension funds and other institutional and private lenders.

Mr. Perez’s real estate experience spans over 35 years and encompasses project analysis and feasibility development, entitlements and underwriting risk assessment. As a principal and owner, Mr. Perez has applied his expertise in developing, constructing and managing numerous retail, office, multi-family and single-family projects throughout the United States. Mr. Perez is a licensed mortgage banker with the State of Arizona and earned a Bachelor’s in Finance from Cal State-Fullerton.


Ms. An has five years experience working in a private investment firm and Deloitte’s Chinese Services Group in Mexico. Her specialty was to assist Chinese enterprises within Mexico and other Latin American countries different sectors of the economy.She had previously worked for Shanghai Silk Group for six years.


Ms. Brenner is a founder of BLCP. Ms. Brenner has more than 30 years of experience in the financial industry as an advisor, purchaser and general partner of financial products, including but not limited to, real estate, private placements and privately issued loans. Ms. Brenner began her career as a consultant in the Health and Medical division with Booz Allen and Hamilton in 1981. She then joined a financial planning firm leaving to start her own investment advisory firm in 1985. As an advisor to a private fund investing in special situations and distressed debt among other assets, Ms. Brenner represented bond holders on creditor committees, was actively involved in workouts, and ran a successful proxy battle against a public company securing positive outcomes for bond holders.

Ms. Brenner currently serves on the board of Sunlink Health Systems, a publicly traded company where she is a member of the executive, audit and compensation committees. Previous corporate boards on which she served include Data Design Labs and Wylie Labs. Ms. Brenner is a registered investment advisor and holds a series 65 securities license. She received a Bachelor of Arts in Biology and a Master of Science in education from the University of Pennsylvania, along with a Master of Business Administration in finance and a Master of Science in health planning and policy from the University of California, Los Angeles.


Nathan Learner is a founder of BLCP. Learner provides business management experience as well as structured finance skills to the firm. Learner previously co-founded Strategic Capital Management – a real estate investment firm specializing in undeveloped land acquisition and opportunistic real estate investment. He founded Speed Capital to identify a broadened spectrum of investment opportunities (private equity, asset based lending, undeveloped land acquisition) and provide investors attractive, risk-adjusted returns across product options.

Learner was previously employed as an institutional securities trader by several top tier investment banking firms including Drexel Burnham Lambert and Daiwa Securities America. He traded U.S. denominated securities in New York, Tokyo and London. He also assisted Daiwa in training its foreign securities division in the hedging of its institutional risk portfolio. Learner holds a Masters in Business Administration (Finance and Marketing) from the University of Chicago’s Booth School and an undergraduate engineering degree from Northwestern University.


David Chen is a founder of BLCP. Former National Partner with Deloitte Mexico. Chen is multi-lingual (English, Spanish, Mandarin & Taiwan dialect) and a seasoned professional with over 10 years-experience, across key industries and sectors, serving Chinese and Korean companies in Mexico, as well as, Latin and American companies in China & Taiwan. He advised over 70 percent of the Chinese inbound investments to Mexico and Latin America, as well as, investments into Asia. Strategic advisor to companies in their Asia-related investments with extensive knowledge of the China, South Korea and Taiwan markets. Chen continues to raise capital for private equity investments in several industries and markets; he has worked on over 500 transactions. David is a national leader of Chinese/Korean inbound and outbound investments. His current clients include Global 500 Fortune companies operating in the oil & gas, renewable resources, infrastructure, real estate, auto and manufacturing sectors. He possesses a clear understanding of the market from the tax structuring, customs, legal, Audit and M&A perspectives.
